Revenge of the Home Buyers

The title of this article may sound like a variation of one of the various zombie movies out there, but it is far more cutthroat and vicious than mere zombies. After years of getting kicked around in a historic sellers market, buyers are back in charge and carrying a grudge.

The real estate market is interesting because it is in many ways about the mindset of individuals. In this case, we are talking about dominance and submissive. Our two parties are the buyers and sellers. One party is almost always in power and can dictate to the others.

The classic example of a tilted real estate market occurred through the first half of this decade. A combination of cheap and easy money, exploding sales and dramatic home value increases resulted in a sellers market never seen before. In many parts of the country, homes were selling before they could even be advertised. The number of available homes was low and buyers were forced to meet the demand of sellers. If they didnt, there was always someone else to take their place and make an offer.

They say all good things must come to an end. Well, the sellers market certainly did. There were concerns the real estate bubble might burst and boy, did it. Sellers were left with gum on their face, in their hair and just about everywhere.

Ah, but what about buyers? The combination that resulted in the hot sellers market has completely flipped. Now money is limited and expensive. Home sales are slow. There number of homes on the market exceeds the number of buyers. In short, the revenge of the buyers is upon us.

Buyers are now in the unique position to dictate terms to sellers in most real estate markets in the country. Many sellers are desperate to move their properties because their financing is suddenly looking like a large, sharp toothed monster. Under such financial pressure, buyers can now drive a hard bargain and sellers have no choice but to agree.

If you are currently looking to buy a home, get your attitude in order. You are the one in charge now, and the real estate market in your area is your kingdom. Be picky. Negotiate hard. You are one of probably a very few potential buyers the sellers in your area will see. This gives you all the leverage in the world. Use it wisely.
